The Minimum Energy Efficiency Standards (MEES) mean that from 1 April 2018 a lease may only be created, renewed or varied for a property that has an EPC rating of A to E (unless it is exempted eg most listed buildings). From 1 April 2023 this will apply to all properties even those with an existing lease.
If a property has a rating of F or G it may be necessary to carry out improvement works before it can be let to maintain a letting beyond 2023. Local Authorities may serve financial penalties on landlords who fail to comply.
